Renovations in the Historic Centre of Málaga
Renovating in the heart of Málaga — the Soho, La Merced, the lanes off Larios — brings a reward and a demand: flats with a period soul that have to be modernised without erasing their history.
A flat in the Centre is like no other in Málaga. Ceilings three and a half metres high, mouldings, wrought-iron balconies, hydraulic tiles under the parquet someone laid in the nineties. Beneath the layers there’s usually a gem.
Bringing it back is a different craft from renovating a modern flat. Here you need to know what to keep and what to change, to move services without breaking what you shouldn’t, and to get along with the building’s protected status. We’ve been doing it for years and we love it: there’s no more rewarding renovation than giving an old flat in the heart of the city its dignity back.
Keep the soul, change the guts
The formula that works best in the Centre is also the hardest to pull off: keeping what’s beautiful — mouldings, hydraulic tiles, joinery, height — and completely renewing the invisible. New wiring, plumbing, quiet air conditioning that doesn’t break the ceilings, acoustic insulation against the bustle of the street.
The result is a flat that looks as it always did and works like a new one. Whether it’s your home or a holiday let, that balance is what makes it valuable. If you’d like to see it applied to the whole home, take a look at our full renovations.

Frequently asked questions
Can you renovate in a listed building in the Centre?
Yes, but with rules. In the historic quarter there are levels of protection that affect the façade, the openings and sometimes interior elements. Before we design, we check the building’s protection level in the planning register and work with the technician so the licence comes through without surprises. You can do a magnificent renovation while respecting the rules; you just need to know your way around.
My flat has mouldings and hydraulic tiles. Do you keep them?
Whenever we can, yes, and gladly. High ceilings, plaster mouldings, panelled joinery and hydraulic mosaic are the soul of a Centre flat. We restore what’s worth keeping and run 21st-century services and comfort behind it. That contrast is what makes these homes special.
Do you renovate flats for holiday letting?
It’s a good part of what we do in the Centre. We renovate with an eye on returns and on the holiday-let regulations: materials that take heavy use, practical bathrooms, good soundproofing and a look that stands out in the photos. And all with a fixed deadline, because every week not let counts.
How do you manage the work in narrow, pedestrian streets?
With logistics. In the old town the added challenge is getting materials in and out through narrow streets, many pedestrian and with time restrictions. We plan it: storage, street-occupation permits and orderly rubble removal, to disturb residents and shops as little as possible.
